Millard Properties: Locations and Ownership

There is so much information in regards to property owned by DM I thought it would be worthy of its own thread.

Millard, 27, is the CEO of his family business – MillardAir Ltd. – which was founded in 1963 by his grandfather, Carl Millard, and then operated by Dellen’s father, Wayne, until his death in Dec, 2012.

It appears the legendary aviation services business recently fell on hard times: In a March 23 post on a blog for the Canadian Owners and Pilots Association in Ottawa, a man writing under the name RK was looking for renters.

According to documents obtained by Global News, Millard owned a million-dollar home in Etobicoke, which he purchased from his father, and a large plot of land in Ayr.

Bruce Nicholson, a Kitchener-area real estate agent who brokered the deal, said he was told Millard was planning on using the land to build a family home with a woman identified to N as Millard’s fiancée.

A lone police car was present at the rural Roseville Rd. property Monday.
A flatbed tow truck was also seen entering the property, leaving later with a small Bobcat excavator.
Bouquets of flowers were tied to the wire fence surrounding the farm.
A makeshift memorial with flowers, a photo and messages of condolence has come together on a gated-off driveway.
There was no visible police presence at the Waterloo Region Airport, where Millard owns a massive airplane hangar.
Barricades remain to block off the driveway and an employee for a private security company was on site.
Both properties have been the site of significant searches by police in relation to Bosma’s murder.

On May 7, Millard purchased a $627,524 condo at 70 Distillery Lane in downtown Toronto.
Ten days later, after his arrest, he transferred the condo to his mother for $1.
Friday, Hamilton Police posted a short update into the investigation, saying the forensic analysis of two properties in Waterloo Region and three vehicles seized by investigators were expected to wrap up over the weekend.

Toronto homicide investigators descended Tuesday on the farm where Tim Bosma’s remains were found this month.
Police are investigating two cases related to murder suspect Dellen Millard, 27 — the apparent suicide of his father, Wayne, and the disappearance of 23-year-old Laura Babcock of Toronto.

Police refused to comment on what they were seeking but officers on the scene focused on something that may be buried, using sophisticated radar equipment.

That search of the property — a mix of wooded areas and hilly grassland — appeared to focus on a small area adjacent to a dilapidated gray barn. Just after 1 p.m., officers placed yellow markers on the grass near piles of dirt that were cleared from a 20-by-20-metre area.
Officers wheeled ground-penetrating radar — a device provided by OPP that can be used to reveal buried objects — over the cleared earth.
Earlier, police removed an incinerator found on the property.

Investigators are also re-examining the apparent suicide of Millard’s father who died last November at the Etobicoke home he shared with his son.
Following Millard’s arrest, Toronto police reopened their investigation.
Millard’s lawyer, Deepak Paradkar, said his client was interviewed by police after his father’s death, but was not interviewed about Babcock.
Paradkar had few details about Tuesday’s search and did not know what evidentiary grounds police used to obtain their warrant.

Founder and family of the Waterloo Airport

Carl Millard was a pilot with Trans-Canada Airlines, which later became Air Canada. Carl started his own charter airline in 1954, and in 1963, Millard Air was incorporated which eventually had a fleet of 21 planes. The charter airline was based at Toronto’s main airport, operating until it went into bankruptcy in 1990. The main business was flying automotive parts and other cargo and was a storage company.. In 1970 the DC-3s were used to fly passengers on third-level services. Operations continued until finding slots at Toronto airport became difficult and operations ceased due to bankruptcy on May 31, 1990. Carl passed away in 2006, age 93. Carl Millard will be remembered as a Canadian flying pioneer.

Carl passed the family company down to his son Wayne, a former pilot with Air Canada and Canada 3000. Millardair stopped flying planes in the late 1990s. After Millardair's lease wasn’t renewed at Pearson Airport a few years ago, Wayne built a 50,000-square-foot hangar for heavy-aircraft maintenance work at the Waterloo airport costing $6.4 million. He expected to begin operations late 2012, but died of an apparent suicide Nov. 2012, at the age of 71. Before he died in December 2012, Wayne was starting up Millardair MRO, described as “a new provider for aircraft maintenance, repair and overhaul service.” It was based at Waterloo International Airport in Ontario and had the largest hangar at the airport, with plans to employ 40 to 90 people. However, after Wayne died, the workers were laid off and neighbours spotted little activity at Millardair’s new hangar. One online listing shows the hangar was available for lease. Wayne's death has been reopened since the arrest of his son DM.

Wayne had learned to fly when he was five, sitting in his father's lap. Wayne's son, Dellen, also learned about flying when he was young but only began formal flying lessons in the months before his record flights. Dellen the youngest pilot in Canada to fly solo in both a single-engine airplane and a helicopter on his 14th birthday in 1999. When he was 21, Wayne told the Toronto Star that Dellen wanted to start a helicopter business. Dellen seemed to have lost interest in the aviation business but spent time focusing on taking apart and refinishing vehicles. In 2011, Dellen, along with co-driver AM competed in the Baja 500 desert off-road race in Mexico. AM's fb has photos of him and Dellen working on the bright yellow jeep before the race. The photos were taken at an airport hangar. Dellen became the CEO of Millardair following his father’s death Nov. 2012. He wrote his father's obituary and Wayne was cremated.

Dellen has flying in his background on his mother's side, too. Madeleine Burns is a former Air Canada flight attendant. Their employment with Air Canada is what brought Wayne and Madeline together.

Millard's lawyer, Deepak Paradkar, told CBC News his client isn't the type of person to commit such crimes. "He's a very unassuming, humble person. He's intelligent, well-educated and financially well off, so there's no motive here," Paradkar said. "He's never had a brush with law, never been to jail,"


DM was arrested and charged with forcible confinement and theft over $5,000 May 11, 2013, for the disappearance of Tim B and his Dodge Ram truck. On May 12, 2013, police began investigating a Millard Air hangar at Waterloo Airport for clues in the disappearance of Tim Bosma. May 15, 2013, the charges against DM were upgraded to first degree murder of Tim B whose charred remains were found on farmland property owned by DM.

Swedie, if you want a thread to list the various properties and ownership, that's fine. But any searches will have their own threads, as that is part of the ongoing investigation and shouldn't be diluted with discussion of general topics.

In court documents, Millard is listed as living on Maple Gate Court in Etobicoke, which was transferred from grandparents Carl and Della to Dellen and his father in April 2008.

Derry Road West home in Mississauga alongside his father in April 2008. That property was sold for $795,000 in June 2012, several months before his father's death.

Millard purchased a rural Waterloo Region property on Roseville Road in 2011 for $835,000.

Millard's million-dollar properties
Millard is listed as the owner of at least four properties. His residence at 5 Maple Gate Court in Etobicoke, a Toronto suburb, used to belong to his grandparents. The tax assessment on the property is $1,072,000.

He's also listed as owning a six-unit residential building at 307 Riverside Dr. in Toronto that's assessed at $1,443,000.

Then there's the 45-hectare farm he owns at 2548 Roseville Rd. in Ayr, south of Kitchener-Waterloo, where police have been searching. Millard purchased it in 2011 for $835,000.

On May 7, the deal closed on Millard's purchase of a condo on the 37th floor at 70 Distillery Lane in downtown Toronto. Millard paid almost $628,000.

Airport owned by DM @ 4881 Fountain St, Breslau - Waterloo hangar. A month later in June 2011, Millardair finalized a site plan agreement with municipal governments and applied for a building permit for a 51,516-square-foot hangar at the northwest corner of the airport, valued at $6.4 million. The building permit was approved in July 2011.

Fri May 24 2013 Airport finds tailwind for expansion

The local airport is preparing to show its best face to the world.

Private producers hope to draw big crowds to their Waterloo Air Show on June 1 and 2. The ticketed event brings daredevil stunts, acrobatic displays and an array of aircraft to the Region of Waterloo International Airport.

An aviation trade show will further showcase the expanding airport to investors, pilots and passengers.

“It really puts the airport in a positive light,” airport manager Chris Wood said.

Last year’s air show drew 5,000 in dismal weather. Producers lost $250,000. This year they say they are pulling out all stops to draw back crowds.

The air show had to undertake some minor juggling to stay away from the airport’s biggest hangar, 51,516 square feet built beneath a red roof in 2011.

The $6-million hangar is owned by aviation heir Dellen Millard of Toronto, accused of killing Tim Bosma of Ancaster in a bizarre case that has put the airport in unwanted headlines.

Regional council spent $5.4 million to develop part of the airport where a giant hangar became the site of a homicide investigation.

Politicians spent part of the money to support Millardair, which proposed storing and repairing jetliners inside a hangar it built for $6.4 million in 2011.

Millardair asked council to widen and strengthen the asphalt outside its proposed hangar, to support aircraft as big as a Boeing 757 capable of carrying 280 passengers. Regional government met the request at a public cost it will not specify.

They expect the hangar at 51,516 square feet will ultimately be put to good use, to justify the private investment. It’s the largest hangar at the Region of Waterloo International Airport.

“It’s unfortunate that it happened but I think life will carry on and the airport will continue to succeed,” Seiling said.

Today, Millardair’s status is unclear. It owns three aircraft according to civil aviation records. Mail sent by the federal government to a hangar at Pearson was returned as undeliverable, federal records reveal.

Public spending to support Millardair is part of $100 million council has spent since 2000 to upgrade and expand the airport as an economic development engine.

The airport has drawn new hangars and businesses. It struggles to secure the passengers it needs to ease a public subsidy that has tripled to more than $6 million a year.

If DM & WM owned home jointly in 2008, question is how did it end up in DM's ownership? Did he buy out his father's share or inherit it on WM's death? The Global News article you quoted above, canadiangirl, suggests he bought it.

If so, one possible explanation might be that he bought it when WM allegedly announced that he planned to remarry - so perhaps planned to purchase a new home with his future wife? Just my speculation and opinion

I expect that it had something to do with tax sheltering - principle residence, capital gains, or inheritance tax protection.

There's no inheritance tax in Canada. Since the house in Etobicoke was WM's principle residence, his Estate would not have been subject to capital gains on it upon his death.

We don't really know when the house they shared became solely Dellen's.

I would *love* to be the forensic auditor on this case.

First, I understood it was join-ownership, that in estate law would mean the property then is divided amount the other owners in this case one-Dellen.

What becomes sticky is the other investments W.M. owned. First all debtors have to be repaid (as per a legal notice upon a person's death)...I will look into this as I had some experience as and executrix in the past.

Even if it is split for ownership purposes, it was still WM's principal residence so there are no capital gains applicable upon his death pertaining to the home, regardless of what else WM owns. The original poster questioned if the ownership with DM was for tax sheltering purposes and the like. Which does not apply to principal residences in Ontario.

Depending on how the home was owned determines how it would have been handled upon his death. If WM and DM were joint tenants the house would have automatically rolled to DM and would not have gone into the estate. If they were tenants in common then the value of the portion owned by WM would have become an asset of the estate upon his death and dealt with accordingly.

Condo in Vaughan (York Region). This was reported early on.

A smart and typical move in Estate planning is to transfer the home into joint tenancy with the person you wish to leave your home to after passing, so my guess is they were j.t.'s. All DM would have to do is register a Survivorship Application after the father's death and the Property is his. No land transfer taxes, no estate settlement, no worries.

A couple things:

1. did anyone else read somewhere recently that Millardair owned 3 hangars in Waterloo? possible two leased out? In any case Millardair is its own entity so its not DM's property per se.

2. Where some wonder in other threads how DM made steady flow of income (legally), chances are his proerties were self-managed and he collected rent where applicable.
