But then for the landlady to receive a message at 2:12am to say they won't be returning, she will likely have tried to contact them the next morning with no joy then a visit to the property showed they still had belonging there. Hence she'd report to the police of concerns.
This is a very sad story.
Any movement by car in any of the streets nearby would have been picked up by CCTV, as although not every street has LE/LA CCTV there is extensive private CCTV in the area in every direction. If they were on the streets behind the boat house, they will have been on CCTV, if they went as far as the boat house on the path they would be on CCTV, if they tried to sneak through the area being redeveloped ie barriered off in pics above, there would have been picked up by private CCTV, to the right, or at the other end of the small side streets if they slipped up there, or if they went back towards Victoria Rd the LE/LA CCTV there. Other than escaping by boat or floating out to sea, it is highly unlikely they would have not been seen.We know that the police have checked CCTV from around the area in the hours (i presume) after the sisters went missing, haven't seen anything that they consider suspicious so believe that they have ended up in the river.
As for getting into a vehicle, i've always thought that if this did happen then the sisters would make their way to South Esplanade West Road to meet up with someone there. It does seem though if they did leave via this road that they would almost certainly be spotted on CCTV.
However, i wondered if they walked on further than that, say to Menzies Road, Walker Road or even Grampian Road, and met up with someone there instead? Is it possible that they could walk up to these roads and not get caught on CCTV? Would the police check on these roads for any vehicles leaving the area in the early hours of 7 January?
Sure. To me, they look well put together and ready to make a good impression. The choice of coat (a smart one rather than a cozy bomber-style that we saw them wearing in another snowy picture) coupled with the dark trousers/jeans and dark boots/shoes makes me think of work/office/business rather than a leisurely stroll. They also seem to be walking with purpose, almost striding decisively to get somewhere on time. Of course it was absolutely freezing that night so the sense of urgency might have been due to the freezing temperatures. The photo we have seen of the sisters in the bomber-style jackets in the snow also shows them wearing casual backpacks, but this night in question they opted for a smarter cross-body bag and possibly a small clutch or purse (not sure if that's what I see in the CCTV image). If they were intending to disappear and start a life somewhere else I might have expected to see them layered-up with casual clothes and a big puffy jacket wearing backpacks full of personal belongings. If they intended to take their own lives in the river I think the content of the cross-body bag would be essential evidence to paint a picture of how they intended to carry it out. Might it have contained alcohol or ropes or pill boxes, etc. However, in the absence of any belongings being found by the riverside or in the water as yet I'm not sure about this theory. On the other hand, if they were meeting someone or going somewhere for business then the contents of the cross-body bag could be absolutely anything, the possibilities are endless (money, drugs, change of clothes, documentation, short supply of food, something of sentimental value). I guess I am using the word 'business' to mean anything official or unofficial they might have been involved with.Bolded by me for focus.

I like your suggestion of the short term plan for long term gain, if that's what you meant. Might also be interesting to know what came first: booking the period of annual leave or ending the tenancy. Did they/do they intend to be away for a short period of time doing something under the radar and search for a new property in the meantime. Maybe they never intended for it to blow up like this and thought they could slot back in to society at the end of the period of annual leave. I also wonder if they were in the habit of changing tenancies fairly often and not clearing out their flat properly. I had a tenant who did that just because he didn't care about the stuff he left behind. We don't know enough about what was left behind in the sister's flat to establish if the items themselves were concerning or just the fact that there was stuff left behind.I wonder if they'd planned some sort of get-rich-quick scheme or activity? One that would get them enough money to buy that home they apparently wanted, and take them away for a week or so? That would explain why they no longer needed their flat. Enough money to do that, but not set them up enough to give up their jobs. Maybe something went awry with the plan, or maybe not. Maybe they're somewhere, doing something, totally unaware of the *advertiser censored* storm back home. I can't explain the part about immediate end of the tenancy, with all their belongs still there. That part doesn't make sense in my scenario.

Agreed. All that matters is the family get the answers - we do not need to know anything about their circumstances.It's very sad and grim. I wonder what went so wrong for them? I guess we'll never know and quite frankly we have no right to know. But I hope their family get answers.
Am I right in thinking they have rucksacks on here? this is very sad that they scoped out the area 12 hours prior in daylight. It's pointing more towards taking their own lives but there's part of me that hopes they were scoping out the location of the CCTV cameras to suss out a good meeting point to disappear with someone for some reason. This is dreadful for the family.

It was something big enough to cause two young sisters to commit a double suicide and that is terribly sad.
